Avoiding Home-Selling Anxiety-JY&B Realty

Deciding to add your home to the list of Atlanta homes for sale is a big decision. For first-time sellers, it might be almost as big of a decision as buying a home in the first place. After all, selling your home successfully is something that affects your financial well-being and plans for the future. But there are ways to make things less stressful and help you get your home sold.

  1. Pick the right agent
    A great agent can take a lot of stress out of the process. Take time to interview at least a few about the success they've recently had selling homes like yours.   2. The right listing price is essential
    Nothing's worse than having an amazing home linger on the market because it's not priced correctly. Ultimately, the decision about the listing price is yours. But considering CMAs, the advice of your agent, and the current market is important.

  3. Be realistic about the market
    Whether you're in a buyer's or seller's market, knowing what reasonable expectations are can take a lot of the stress out of selling your home. Know how long it really takes homes similar to yours to sell in your neighborhood, and what they're really selling for. Be sure to rely on real data your agent provides.

  4. Make your home more appealing than competitors
    When you list your home for sale, make sure it's ready. Buyers generally want a move-in ready home, so act accordingly. Highlight unique features and amenities, architectural features that lend the home character, and anything you're willing to do to sweeten the deal.

  5. Engage in preventative planning
    While you may not be able to remove stress entirely, a lot of the things that concern people when selling their home may be more under your control than you think. Worried about what a buyer might find? Make some needed repairs ahead of time. Need to sell quickly? Make sure you get an agent that can really market your home. Worried about having to drop the price? Educate yourself about current market conditions and comparative sales before you decide on the asking price.

  6. Read the deal carefully
    Once you accept the purchase agreement, it's a legally binding arrangement, so make sure you understand everything and read carefully. The details of the deal are extremely important. If you're looking at multiple offers, you'll want to pick a buyer who's less likely to have financing fall through. And you'll want to make sure a prospective buyer isn't trying to take advantage of you. Being thorough at this point is essential.
                   
  7. Take time for yourself
    If the process is stressing you out too much, take some time to relax or do something you love. It can stomp out stress, improve your mood, and offer a temporary distraction if you need to get some perspective on the situation.

Remember, a successful sale ends in both sides being satisfied with the deal. The point of the process is to get your home sold. So keep your end goal in mind and concentrate on the big picture.
