Music Room - Homeowners - JYB Realty

Whether the musicians in your home are practicing scales for the first time or rehearsing for the Atlanta Symphony Orchestra, their basic needs in a music room are the same. Our real estate agents have some tips to share to help convert a spare room in your home into the perfect space for them and the people who wish to hear them.

  • Soundproofing
If air can pass around doors and windows, so can sound. Cut down the leaks with weather stripping, door sweeps, and soundproofing duct liner around heating and cooling ducts. Like light, sound reflects off of hard surfaces, reverberating repeatedly. Carpeting, rugs, and wall hangings go a long way to dull unwanted echoes and resonance. If the room does double duty, shelves of books and spare beds also absorb sound, as do heavy drapes. While you want the sound to be partially absorbed, you still need to leave some hard surfaces to maintain the natural frequency of the music. Hard floors with luxurious rugs combine the best of both.

Home Maintenance Toolbox - Josey Young & Brady Realty

Whether you've owned your house for years, or you're just now about to buy one of the beautiful Atlanta homes for sale, all homeowners should be able to complete maintenance and repairs around their property. Our real estate agents know that even newer homes will require a little bit of handy work as the years pass. We believe that it's wise to have a handful of specific tools available to use when you need them most. Here are 15 tools that every homeowner needs in their home.

  1. Tape Measure
A tape measure is one tool you should have the minute you move in. As you attempt to move in your existing furniture or purchase new pieces, you'll need to know the exact measurements of specific spaces. We recommend buying a sturdy tap measure for around the house and a smaller tape measure to keep in your car or purse for measuring items in store.

Paint to Sell-Josey Young & Brady Realty

Spring has sprung, and our real estate agents are busy helping clients with Atlanta homes for sale prepare for the most active selling season of the year. One of their top tips is to use paint to get your home in buyer-ready condition. So grab your paintbrush, roller and drop cloth and read on to learn how you can make your home more appealing with a few coats of paint.

  • Give the Exterior of Your Home Some Love
There's no denying that creating curb appeal is vital—first impressions are everything with it comes to selling your home. If the exterior of your home is falling flat, consider giving it a makeover with paint. Many potential buyers drive by before looking at a home. If they're faced with a messy exterior or peeling paint, they may not come back. Ask around and get a few estimates from professional painters—they have the skill and tools to do the job safely and make it stand out from the crowd. Its best to choose a neutral or earthy tone for the exterior of your home, but make sure to pick a different color for trim—the contrast will be more eye-catching than using a single color.

Spring Home Bidding Strategies-JYB Realty

Our real estate agents at Josey Young & Brady Realty have made it easier than ever to explore the best Atlanta homes for sale. No matter what time of year it is, we give you the winning advantage with accurate advice you can count on.

Real estate markets are built on cycles. There are small cycles that affect only one neighborhood or community, and bigger ones that impact the entire country. One of the most important is the cycle of transaction activity in real estate.

Spring is usually the busiest time of year for buying and selling a house in Atlanta. That means the competition is higher for the best properties. It's even more important than usual to make sure you have a bidding plan in mind before you contact a buyer.

As with any other purchase, lots of factors go into pricing. While price is never an exact science, a seller who has retained the services of a leading real estate agent is much more likely to price a property in a way that reflects its fair market value.

Connecting with sellers whose price point is already reasonable can help you avoid dealing with unrealistic price demands. Still, negotiating is an art. Psychology and persuasive powers play a role. So does strategy. Your real estate agent can help with all of the above!

Atlanta St. Patrick's Day Parade-Josey Young & Brady Realty

Everyone's Irish on St. Patrick's Day, and nowhere is that more true than in Atlanta, home of one of the country's oldest and largest St. Patrick's Day parades. Want to partake in some luck o' the Irish as you tour Atlanta homes for sale? Here's what you should know to join in the fun and festivities on Saturday, March 16.

History of the St. Patrick's Day Parade

In 1858, the Hibernian Benevolent Society held Atlanta's first St. Patrick's Day parade to honor the rich heritage of Irish immigrants in the city. Specific recognition was given to Father Thomas O'Reilly and the Hibernian Rifles, who played an important role in Atlanta during the Civil War.

Father O'Reilly earned respect tending to the religious needs of both Union and Confederate soldiers. When General William Sherman captured Atlanta, O'Reilly led a group that ultimately convinced Sherman to spare City Hall, the courthouse, and five churches, including O'Reilly's own Immaculate Conception.

The Hibernian Rifles, named after a nationalist militia group in Ireland, also stood up against Sherman's "scorched earth" campaign. In gratitude, Oakland Cemetery set aside a plot dedicated to the Hibernian Rifles and members of the HBS.

Staging Tips - Josey Young & Brady Realty

If you're preparing to put your home on the market soon, you probably want to accomplish two things: Sell your home as quickly as you can and get as much for it as possible. To do that, you need your home to look its best.

Over the years, our real estate agents have learned a lot about staging a home to sell. Staging allows you to present your home in the best light and makes it possible for prospective buyers to envision themselves living there. Here's how to do it right.

  • Eliminate Clutter
Getting rid of clutter is one of the most important steps to getting your home ready for the market. That means eliminating anything unnecessary, from old magazines and extra knick-knacks to unwanted clothes and furniture. And don't just pack everything into closets; you want those to be clutter-free when potential buyers look around. Donate, recycle and give away what you can, and consider having a yard sale to help purge unnecessary belongings.

Atlanta GA Buying a Home During the Holidays
If you've spent month after month checking out Atlanta homes for sale, you're probably ready for an end-of-the-year break. House hunting takes a lot of time and energy, but there are many reasons to continue your search during the holidays. As the city comes alive with holiday cheer, Atlanta homes seem even more beautiful. If you get tired of your search, you'll have Christmas festivities to keep you in a jolly mood.

Our real estate agents understand that many home buyers and sellers take a holiday break, but that makes home-shopping easier for you. Continuing your home search during the holidays is smart. Here are five reasons why.

  1. Inspired Sellers
While some home sellers abandon their marketing efforts during the holidays, others feel highly motivated to continue. As homeowners deactivate their listings, only the truly inspired home sellers try to connect with serious buyers. Their reasons vary. They could have a job in another city. The family could be downsizing because of a pending retirement or upsizing due to a family addition. Whatever their reason for opening up their home to strangers during the holidays, they'll be receptive to the buyers who show up.

Atlanta Chattahoochee River Kayaking
Starting as a mere trickle in the Appalachian Mountains of North Georgia, the Chattahoochee River descends nearly 2,400 feet in its first hundred miles alone, becoming a might torrent by the time it empties into Lake Seminole, 434 miles from its headwaters. It meanders right through the Atlanta city limits along the way, offering what our real estate agents consider to be some of the best paddling water in the state.

Chattahoochee River Paddling

The Chattahoochee River is, almost without exception, a very easy river to navigate by canoe or kayak. It rolls along gently between its banks, with an average water speed of around 3 miles per hour, through fields, forests, and farmlands. Only in spring, when runoff from the mountains causes the river to swell, does paddling become more of a challenge. But throughout summer and fall, the Chattahoochee is one of the most reliably calm paddling waters in the Southeast.
