One of the reasons that Atlanta is known as "The Hollywood of the South" arises from the many beautiful and well-manicured homes that are nestled within the landscape. More than a few of the Atlanta homes for sale in the city's finest neighborhoods feature exceptionally maintained lawns, lush parks, and everything from golf courses and swimming pools, to tennis courts and clubhouses.

As you might expect, a fair number of these homes and condos are overseen by homeowners associations (HOAs). There are pros and cons to HOAs, and you should be aware of these before you purchase your next home.

HOAs will also serve as a mediator when your neighbor puts their car up on blocks, plays the radio too loud, or has a dog that won't stop barking into the wee hours of the morning. All you have to do is file a complaint or a request for help, and they will help resolve the problem.

In many communities, the HOA maintains many amenities that allow residents to relax. Popular Atlanta amenities include private golf courses, swimming pools, BBQ areas, tennis courts, gyms, and clubhouses. These amenities provide plenty of opportunities to relax with your friends and family, as well as socialize with your neighbors.

One significant advantage is that homes within HOA-managed communities in Atlanta typically have higher resale values. The rigid rules and strict adherence to standards can boost the value of your property as the years roll by.  

The Cons of an HOA in Atlanta

The fees an HOA charges can add up quickly, especially if the community maintains expensive amenities or includes your monthly utility bills within the fee structure. It is not uncommon for HOAs in the Atlanta area to charge $300 or more per month. This can increase the overall cost of homeownership in the region.  

It's also common for HOAs to have strict requirements governing everything from the paint colors you can choose, to the outdoor furniture you can purchase. Finally, there is always the possibility that the HOA won't be well-managed. Complaints may go unaddressed. Landscaping may wither and die. Critical repairs may get ignored. Funds may run dry. These problems may not exist when you purchase the home and can arise at any time.
