Buying an Older Home - JYB Realty

Buying an older home can be a one-of-a-kind experience. Our real estate agents understand the sentimental appeal of a home whose walls are filled with history and character. If you're thinking about purchasing older Atlanta homes for sale, there's a lot to consider. We've laid out the pros and cons to help you decide if it's worth it.

The Pros

  • Charm and Craftsmanship
These days, homes are somewhat cookie-cutter in style- they tend to have the same features and feel. Older houses come with plenty of character and charm. From the wide-plank wood floors, balustrades, and ornate stone fireplaces to vintage door knockers, sloping ceilings, and crown moldings in the corners, there are so many fun details to love in an older home.

  • Packed with History
In addition to the charming architecture, an older home has its own interesting history. Living in one affords you the chance to connect with the country's past and unique stories of former residents. What's more, purchasing a historic home allows you to join a community committed to preserving an important aspect of history.

  • Prime Location
More often than not, older homes are built closer to commercial and business districts. You'll most likely be within the proximity of shops, schools, banks, public transportation, supermarkets, and other amenities.

  • Larger Lot Size
Older homes were built at a time when land was plentiful and cheaper. These homes often come with larger back yards and plenty of space to play around with. If you have kids or just love to have a vegetable garden, the prospect of getting more land is a difficult one to ignore.

  • Potential Tax Incentives and Benefits
State and local governments may offer financial incentives and tax deductions to owners of historic homes. For instance, the Federal Historic Preservation Tax Incentives Program offers a 20% tax credit for the rehabilitation and preservation of historic homes. Also, there may be loans or grants available to pay for a portion of renovation costs.

The Cons

  • Costly Repairs and Renovations
As a general rule, older houses are more expensive to repair, renovate, and maintain than newer ones. The fixtures, systems, and structural elements may need repair or an overhaul. And you cannot be sure what will be discovered once renovations begin. That can include lead paint, asbestos, buried oil tank, or termite damage.

  • Limited Design Choices
For any renovations, alterations, or changes, homeowners must adhere to strict guidelines imposed by local and state laws. This means owners may not be able to replace the windows, add extra footage, use a material different from the original architectural design, or change the siding without a special permit from the town or city. The original construction and true nature of the home have to be preserved, so buying a historic home may not be ideal if you want to personalize your home.

  • Aesthetic and Functionality Issues
If multiple families have lived in the home over the course of four to five decades, you can imagine how many changes have been made to the house. From the wallpaper and cabinetry to home additions and kitchen renovations, there's a good chance some of the updates are mismatched. And when it comes to functionality, you'll notice that some cabinets and rooms are smaller than newer houses.

If you decide to purchase an older home, you must do your due diligence and hire a real estate agent to guide you along the way. Our team at Josey Young & Brady Realty has experience with historic homes and can educate you regarding the costs and responsibilities of owning one. Contact us today.
