Simplifying Your Move from a Large to a Smaller Home | JYB Realty

When it comes to your home, bigger isn't always better. In some stages of life, downsizing really is a smart move. Smaller homes often come with smaller price tags. Plus, they are easier to furnish and maintain. But how do you go about downsizing from a large house to a smaller one? Our real estate agents are ready to share a few helpful tips.

  • Start Decluttering Early
    Don't wait until moving day is looming to start decluttering your home. As soon as you know you'll be downsizing, start going through your things and setting aside items to get rid of.

    Some people find it helpful to set decluttering goals. For example, your goal may be to get rid of one box of items each week. Or, it may be to declutter one room each week.

  • Measure Your Furniture
    Deciding which furniture to keep and which to sell gets easier once you measure. A few pieces will probably be too large for your new home. Even though they may technically fit, the scale may be off.

    Sell furniture that's too large and see if what's left is enough to furnish a smaller home. Surprisingly often, it is – which means you won't need to buy new furniture.

  • Create an Inventory
    As you are going through your things, start building a spreadsheet. List every item you own. There are then two ways you can use this spreadsheet. First, use it to identify "doubles" to eliminate one of the items.

    You can also sit down, scroll through your list of items, and select items to sell or give away. It's often easier to make these decisions when looking at a list of words instead of the items themselves.

  • Scale Down Items You Love
    You may have some items that evoke positive memories you do not want to get rid of. For some people, this is a collection of old race t-shirts. For others, it's a bin of childhood artwork. See if you can think of a way to scale down your memory items.

    For example, you could cut the logos off the t-shirts and turn them into a quilt. Or you could create one scrapbook from all of the memory items.

  • Put "Maybes" in a Storage Unit
    You don't always know exactly how much space you'll have for things until you move in. So, if there are some items you're on the fence about, consider putting them in a storage unit for a few months.

    Once you're moved in, you can revisit the storage unit. Select the "maybe" items that will fit in your home, and sell or donate the rest. This approach also "spreads out" your decluttering, making it less stressful.

  • Let Close Family Members Choose Things to Keep
    Invite a few close family members over and let them look through your items. Do they see anything they love and would like to keep?

    Giving a few items away to close family members is often easier than donating or selling them. It's nice to know that if you really miss that couch, painting, or dresser, you can go see it at the family member's place. Plus, you know they'll treat the items well out of respect for you.
